Planning conditions
  1. The Local Planning Authority consider that due to its scale, design and visual prominence that the proposed hub would be out of keeping with the character and appearance of the area, negatively impacting upon the streetscene. Therefore the proposal is contrary to Policies PC2 and PC3 of the Flintshire Local Development Plan.
  2. The Local Planning Authority consider that due to its scale, design and location, that the proposed hub would negatively harm the special architectural and historic importance of the nearby Listed Building. Therefore the proposal is contrary to Policy EN8 of the Flintshire Local Development Plan.
  3. The Local Planning Authority consider that due to its location and siting within the public footpath, that the proposed hub would compromise the safe, effective and efficient use of the highway network having an adverse impact upon highway safety. Therefore the proposal is contrary to Policy PC5 of the Flintshire Local Development Plan.
