- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans and details contained within the application form, and in any other documents accompanying the application, unless condition(s) to amend them is/are included on this planning decision notice: • Location Plan – received on the 11th of May 2026 • Existing Front Elevation – received on the 29th of May 2026 • Proposed Elevation – received on the 4th of August 2026 • Arwel Bat Survey (B. Moseley) – dated May 2026 • Green Infrastructure Statement – dated the 18th of February 2026
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod a’r manylion a gynhwysir yn y ffurflen gais, ac mewn unrhyw ddogfennau eraill sy'n cyd-fynd â'r cais, oni bai bod amod(au) i'w diwygio wedi'u cynnwys ar yr hysbysiad penderfyniad cynllunio hwn: • Location Plan – received on the 11th of May 2026 • Existing Front Elevation – received on the 29th of May 2026 • Proposed Elevation – received on the 4th of August 2026 • Arwel Bat Survey (B. - Within three months of the substantial completion of the development, the bird and bat enhancement measures identified in the Green Infrastructure Statement, dated 18/02/26), hereby approved, shall be installed in full. The proposed swift box shall be installed on the apex of the northern elevation. The bat box shall be installed at the apex of the eastern elevation. All such provisions shall be of woodcrete/woodstone construction and fitted in accordance with the manufacturer’s instructions. The bird and bat enhancement measures shall thereafter be retained for the lifetime of the development.
- O fewn tri mis i gwblhau'r datblygiad yn sylweddol, rhaid gosod yn llawn y mesurau gwella ar gyfer adar ac ystlumod a nodwyd yn y Datganiad Seilwaith Gwyrdd (dyddiedig 18/02/26), sy'n cael ei gymeradwyo drwy hyn. - If the development hereby permitted has not commenced within 24 months of the date of the ecological survey submitted in support of the application (dated May 2026), an updated ecological survey shall be undertaken by a suitably qualified ecologist and submitted to and approved in writing by the Local Planning Authority before development commences. Any mitigation or enhancement measures identified within the updated survey shall be implemented in accordance with the approved details and retained thereafter.
- Os na fydd y datblygiad a ganiateir drwy hyn wedi dechrau o fewn 24 mis i ddyddiad yr arolwg ecolegol a gyflwynwyd i gefnogi'r cais (sy'n dwyn y dyddiad Mai 2026), rhaid i ecolegydd cymwys gyflawni arolwg ecolegol wedi'i ddiweddaru a'i gyflwyno i'r Awdurdod Cynllunio Lleol i'w gymeradwyo'n ysgrifenedig cyn i'r datblygiad ddechrau.
