Notwithstanding the provision of the Town and Country Planning (General Permitted Development) Order 1995 (as amended by the Town and Country Planning General Permitted Development) (Amendment) (Wales) Order 2013 (or any Order revoking or re-enacting or amending that Order with or without modification) nothing shall operate so as to permit (within the area subject to this permission) any development referred to in the Parts and Classes of Schedule 2 to the Order, summarised below: PART 2: MINOR OPERATIONS Class A: Gates, fences, walls and other means of enclosures. Class B: The formation, laying out and construction of a means of access to a highway which is not a trunk road or a classified road, where that access is required in connection with development permitted by any Class in this Schedule (other than by Class A of this Part). Class C: The painting of the exterior of any building or work. PART 40: INSTALLATION OF DOMESTIC MICROGENERATION EQUIPMENT No such developments shall be carried out at any time within these Parts and Classes without the express grant of permission by the Local Planning Authority.

  11. The Biodiversity Enhancement outlined in the hereby approved ‘Green Infrastructure Statement & Biodiversity Enhancement Scheme Form - Dated 19/09/2024’ shall be followed and implemented in full

  13. No internal works requiring the use of power tools shall take place between the 1st of May and the 31st of August in a calendar year

  17. If the hereby approved works have not commenced by August 2026, an updated bat survey must be completed and submitted to the Local Planning Authority by means of a formal application

The lighting plan shall be submitted to and approved in writing by the Local Planning Authority by means of a formal application

  21. Once the works are complete and the site operational, a Light Impact Monitoring Report must be carried out by a licensed ecologist and submitted to the Local Planning Authority for approval. The report should briefly assess the success of the hereby approved lighting details and include measurements, using a lux meter, of the internal light spillage when all internal lights are in use
