Decision & conditions

Permitted with conditions
Planning conditions
  1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.
  2. Rhaid dechrau'r datblygiad a ganiateir yma cyn pen PUM mlynedd o ddyddiad y penderfyniad hwn.
  3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Planning design and access statement (July 2025), received on the 4th of August 2025 • Green Infrastructure Statement v1 (July 2025), received on the 4th of August 2025 • Barcdy Location Plan 1.1250 v, received on the 5th of September 2025
  4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Planning design and access statement (July 2025), received on the 4th of August 2025 • Green Infrastructure Statement v1 (July 2025), received on the 4th of August 2025 • Barcdy Location Plan 1.1250 v, received on the 5th of September 2025
  5. Within three months of the commencement of the development, the biodiversity enhancements specified in the Green Infrastructure Statement (received on the 4th of August 2025) hereby approved shall be installed. The hedges shall be of a native species, and installed at least 3 metres away from any caravan plot as requested by Gwynedd Pollution Control and Licensing, and shown in ‘Barcdy Location Plan 1.1250 v’ (received on the 5th of September 2025).
  6. O fewn tri mis i ddechrau'r datblygiad, rhaid gosod y gwelliannau bioamrywiaeth a bennir yn y Datganiad Seilwaith Gwyrdd (a dderbyniwyd ar 4ydd Awst 2025) a gymeradwywyd drwy hyn. Rhaid i'r gwrychoedd fod o rywogaeth frodorol, a'u gosod o leiaf 3 metr i ffwrdd o unrhyw blot carafanau fel y gofynnwyd gan Reoli a Thrwyddedu Llygredd Gwynedd, ac a ddangosir yn 'Cynllun Lleoliad Barcdy 1.1250 v' (a dderbyniwyd ar 5ed Medi 2025).
  7. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
  8. I gydymffurfio a Rhan 91 (fel y diwygiwyd) o'r Ddeddf Gynllunio Gwlad a Thref 1990.
  9. To define the permission and for the avoidance of doubt.
  10. Er mwyn diffinio’r caniatâd ac i osgoi amheuaeth.
  11. To secure biodiversity enhancement in accordance with Strategic Policy D of the adopted Eryri Local Development Plan.
  12. I sicrhau gwelliant bioamrywiaeth yn unol â Pholisi Strategol D o Gynllun Datblygu Lleol Eryri a fabwysiadwyd.
  13. Advisory Notes: • The planning permission hereby granted does not extend any rights to carry out any works to the public water supply system without first having obtained the necessary permissions required by the Water industries Act 1991. Any alterations to existing premises resulting in the creation of additional premises or merging of existing premises must also be constructed so that each is separately connected to the Company’s water main and can be separately metered. Please contact our new connections team on 0800 917 2652 for further information on water connections. As of 7th January 2019, this proposed development may be subject to Schedule 3 of the Flood and Water Management Act 2010. The development may therefore require approval of Sustainable Drainage Systems (SuDS) features, from the determining SuDS Approval Body (SAB), in accordance with the 'Statutory standards for sustainable drainage systems – designing, constructing, operating and maintaining surface water drainage systems'. In accordance with Planning Policy Wales (Edition 12) and Technical Advice Note 12 (Design), the applicant is advised to take a sustainable approach in considering water supply in new development proposals, including utilising approaches that improve water efficiency and reduce water consumption. We would recommend that the applicant liaises with the relevant Local Authority Building Control department to discuss their water efficiency requirements. • Reasonable Avoidance Measures (RAMS) relating to terrestrial mammals will be implemented where applicable. The creation of sloping escape ramps (mammal ladders) for badgers, hedgehogs (and other mammals potentially may be pass through the site), which may be achieved by edge - profiling of trenches/excavations or by using planks placed into them at the end of each working day.
  14. Nodiadau Cynghori: • Nid yw'r caniatâd cynllunio a roddir drwy hyn yn ymestyn unrhyw hawliau i wneud unrhyw waith i'r system gyflenwi d"{r gyhoeddus heb yn gyntaf gael y caniatâd angenrheidiol sy'n ofynnol gan Ddeddf Diwydiannau D"{r 1991. Rhaid adeiladu unrhyw newidiadau i safleoedd presennol sy'n arwain at greu safleoedd ychwanegol neu uno safleoedd presennol fel bod pob un wedi'i gysylltu ar wahân â phrif bibell dd"{r y Cwmni a gellir ei fesur ar wahân. Cysylltwch â'n tîm cysylltiadau newydd ar 0800 917 2652 am ragor o wybodaeth am gysylltiadau d"{r. O 7 Ionawr 2019 ymlaen, gall y datblygiad arfaethedig hwn fod yn ddarostyngedig i Atodlen 3 o Ddeddf Rheoli Llifogydd a D"{r 2010. Felly, efallai y bydd angen cymeradwyaeth ar gyfer nodweddion Systemau Draenio Cynaliadwy (SuDS) ar gyfer y datblygiad, gan y Corff Cymeradwyo SuDS (SAB) sy'n penderfynu, yn unol â'r 'Safonau statudol ar gyfer systemau draenio cynaliadwy - dylunio, adeiladu, gweithredu a chynnal systemau draenio d"{r wyneb'. Yn unol â Pholisi Cynllunio Cymru (Argraffiad 12) a Nodyn Cyngor Technegol 12 (Dylunio), cynghorir yr ymgeisydd i fabwysiadu dull cynaliadwy wrth ystyried cyflenwad d"{r mewn cynigion datblygu newydd, gan gynnwys defnyddio dulliau sy'n gwella effeithlonrwydd d"{r ac yn lleihau'r defnydd o dd"{r. Byddem yn argymell bod yr ymgeisydd yn cysylltu ag adran Rheoli Adeiladu'r Awdurdod Lleol perthnasol i drafod eu gofynion effeithlonrwydd d"{r. • Bydd Mesurau Osgoi Rhesymol (MORh) sy'n ymwneud â mamaliaid daearol yn cael eu gweithredu lle bo'n berthnasol. Creu rampiau dianc ar oleddf (ysgolion mamaliaid) ar gyfer moch daear, draenogod (a mamaliaid eraill a allai fynd trwy'r safle), y gellir eu cyflawni trwy broffilio ymylon ffosydd/cloddiadau neu drwy ddefnyddio planciau wedi'u gosod ynddynt ar ddiwedd pob diwrnod gwaith.
