- Within three months of the substantial completion of the development the biodiversity enhancement measures identified in the Green Infrastructure Statement (dated November 2025) hereby approved, shall be implemented on the gable end of the south facing elevation. All provisions shall be of a woodcrete/woodstone construction and fitted as per the manufacturer’s instruction.
- All recommendations set out within Section 5 of the hereby approved “Preliminary Protected Species Assessment – received the 17th of February 2026” shall be adhered to at all times.
- To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
- I gydymffurfio a Rhan 91 (fel y diwygiwyd) o'r Ddeddf Gynllunio Gwlad a Thref 1990.
- To define the permission and for the avoidance of doubt.

- To secure biodiversity enhancement in accordance with Strategic Policy D of the adopted Eryri Local Development Plan and paragraph 6.4.5 of Planning Policy Wales.
- To ensure the protection of biodiversity and protected species, and to secure appropriate mitigation in accordance with Strategic Policy D and Development Policy 1 of the Eryri Local Development Plan and Planning Policy Wales.
