  1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.
  2. Rhaid dechrau'r datblygiad a ganiateir yma cyn pen PUM mlynedd o ddyddiad y penderfyniad hwn.
  3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan (received 29/10/24); • Block Plan (received 29/10/24); • Elevation (received 29/10/24); • Green Infrastructure Statement (received 29/10/24); • Aerona3-r32-data-sheet_feb-2022(1) (received 18/12/24).
  4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Location Plan (received 29/10/24); • Block Plan (received 29/10/24); • Elevation (received 29/10/24); • Green Infrastructure Statement (received 29/10/24); • Aerona3-r32-data-sheet_feb-2022(1) (received 18/12/24).
  5. The biodiversity enhancement measures as set out in “Green Infrastructure Statement (received 29/10/24)” shall be implemented within 3 months from the date of this decision notice and retained thereafter.
  6. If the development hereby approved becomes redundant or obsolete, then the air source heat pump and all associated external equipment and fixtures must be removed within six months of the development ceasing to operate.
  7. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

  9. To define the permission and for the avoidance of doubt.

  12. To safeguard the amenities of the area in accordance with Eryri Local Development Plan Policies and in particular Development Policy 1.
  13. I sicrhau gwelliant bioamrywiaeth yn unol â Pholisi Strategol D o Gynllun Datblygu Lleol Eryri mabwysiedig a Pholisi Cynllunio
  14. I ddiogelu mwynderau'r ardal yn unol â Pholisïau Cynllun Datblygu Lleol Eryri ac yn arbennig Polisi Datblygu 1.
  15. Bydd y mesurau gwella bioamrywiaeth a nodir yn “Datganiad Seilwaith Gwyrdd (derbyniwyd 29/10/24)” yn cael eu gweithredu o fewn 3 mis o ddyddiad y rhybudd penderfyniad hwn a'u cadw wedi hynny.
  16. Os daw'r datblygiad a ganiateir drwy hyn yn ddiangen neu'n anarferedig, yna rhaid symud y pwmp gwres ffynhonnell aer a'r holl offer a gosodiadau allanol cysylltiedig o fewn chwe mis i'r dyddiad y daw'r datblygiad i ben.
