The development hereby permitted shall be carried out in accordance with the following approved plans and details contained within the application form, and in any other documents accompanying the application, unless condition(s) to amend them is/are included on this planning decision notice: • Location Plan (Drawing no. L1) – dated October 2025 • Block Plan (Drawing no. L2) – dated October 2025 • Elevations and Floor Plans (Drawing No. PL-01a) dated March 2026 • Manufacturer Details (Perlight Solar) – received on the 7th of April 2026 • Green Infrastructure Statement (Reference: DT/PJ 26-13) – received on the 19th of March 2026 • Preliminary Roost Assessment (Ben Jones Ecology) – dated the 17th of May 2026

  5. AAt the end of its life span or use whichever is the sooner the solar panels hereby permitted and associated equipment shall be removed and the building restored to its former condition.
  6. 4Within three months of the substantial completion of the development, the bat and bird enhancement measures identified within the Preliminary Roost Assessment prepared by Ben Jones Ecology, dated 17 May 2026, shall be installed on the agricultural building in the locations shown on approved Drawing No. 26/13 PL-01a. The enhancements shall comprise one durable bat roosting box and one durable bird nesting box, fitted in accordance with the manufacturer’s instructions. The boxes shall thereafter be retained and maintained for the lifetime of the development and replaced should they become damaged or no longer fit for purpose.
  7. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

  12. To secure biodiversity enhancement in accordance with Strategic Policy D of the adopted Eryri Local Development Plan and paragraph 6.4.5 of Planning Policy Wales.

O fewn tri mis i gwblhau'r datblygiad yn sylweddol, rhaid gosod y mesurau gwella ar gyfer ystlumod ac adar – fel y nodwyd yn yr Asesiad Rhagarweiniol o Safleoedd Gorffwys a baratowyd gan Ben Jones Ecology, dyddiedig 17 Mai 2026 – ar yr adeilad amaethyddol yn y lleoliadau a ddangosir ar y Darlun cymeradwy Rhif 26/13 PL-01a. Bydd y gwelliannau yn cynnwys un blwch gwydn ar gyfer ystlumod i orffwys ynddo ac un blwch gwydn ar gyfer adar i nythu ynddo, wedi'u gosod yn unol â chyfarwyddiadau'r gwneuthurwr.
