- The applicant/developer shall ensure that all proposed mitigation, compensation and enhancement as set out within Section 5 of the hereby approved ‘Land at Graig Wen, Dinas Mawddwy Mountain Bike (Hard Line) Course – Additional Ecological Information Report – Version 2 - dated May 2025’ and shown on drawing ‘DM12363-D7- Course Amendments with Location of New Heathland Compensation Areas – Version 6 – dated March 2025’ shall be implemented and adhered to at all times

- The applicant / developer shall ensure that the area of proposed permanent tree clearance to promote regeneration of upland heath habitat as shown on the drawing hereby approved ‘DM12363-D7- Course Amendments with Location of New Heathland Compensation Areas – Version 6 – dated March 2025’ shall be implemented within 6 months from the date of this decision notice and retained thereafter.

- Within 12 months from the date of this decision notice, a revised Landscape Remediation and Management Plan (LRMP) shall be submitted to the Local Planning Authority for approval by means of a formal application. Thereafter, the Landscape Remediation and Management Plan shall be implemented in full and adhered to at all times.
