- The biodiversity enhancement and mitigation methods outlined in Section 6 of the submitted ‘Wake, K., November 2023, Porth Gwyn Lodge, Maentwrog: Update Bat Survey, Reference EE.3726.23.KW, Enfys Ecology Ltd.’ report shall be followed and implemented in full within 3 months of the substantial completion of the development. This includes the Bat Mitigation and Enhancement measures shown in Figures 6.2 and 6.3 of the Report.

- The biodiversity enhancement measures shown on the ‘Porth Gwyn, Tan y Bwlch - Biodiversity Plan’ shall take place within 3 months of the substantial completion of the development hereby permitted.
- Bydd y mesurau gwella bioamrywiaeth a ddangosir ar y ‘Porth Gwyn, Tan y Bwlch - Biodiversity Plan’ yn digwydd o fewn 3 mis i gwblhau’r datblygiad a ganiateir drwy hyn yn sylweddol
- The external paving shall be of ‘Autumn bronze sandstone setts’ material or an appropriate alternative, details of which shall be provided and approved in writing by means of a formal application to the Local Planning Authority. The details hereby approved shall be retained thereafter
