Planning conditions
- The proposal would result in the loss of a building of local historic value. The application has failed to provide substantive justification for the demolition and subsequent replacement of a traditional building. The proposal is therefore contrary to Strategic Policy Ff of the adopted Eryri Local Development Plan which seeks to protect heritage assets, which includes traditional buildings, and Development Policy 16 which states the demolition and subsequent replacement of a traditional building which can be repaired, extended or improved in an appropriate manner will not normally be permitted.
- Byddai'r cynnig yn arwain at golli adeilad o werth hanesyddol lleol. Mae'r cais wedi methu â darparu cyfiawnhad sylweddol dros ddymchwel ac amnewid adeilad traddodiadol. Felly, mae'r cynnig yn groes i Bolisi Strategol Ff o Gynllun Datblygu Lleol Eryri a fabwysiadwyd sy'n ceisio diogelu asedau treftadaeth, sy'n cynnwys adeiladau traddodiadol, a Pholisi Datblygu 16 sy'n nodi na chaniateir fel arfer dymchwel ac ailosod adeilad traddodiadol y gellir ei atgyweirio, ei ymestyn neu ei wella mewn modd priodol.
- The proposed two storey dwelling, because of its design and massing, would not be compatible with the capacity and character of the site and locality within the open countryside. As, such, the proposal conflicts with Development Policy 1 and 6 of the adopted Eryri Local Development Plan by introducing a large, incongruous and jarring feature within the landscape, harmful to both the character and the appearance of the area.
- Ni fyddai'r annedd deulawr arfaethedig, oherwydd ei ddyluniad a'i faint / dwysedd yn gydnaws â chynhwysedd a chymeriad y safle a'r lleoliad yng nghefn gwlad agored. Felly, mae'r cynnig yn gwrthdaro â Pholisi Datblygu 1 a 6 o Gynllun Datblygu Lleol Eryri a fabwysiadwyd trwy gyflwyno nodwedd fawr, anghyson a dirdynnol o fewn y dirwedd, sy'n niweidiol i gymeriad ac ymddangosiad yr ardal.
- No details of the compensatory roost have been submitted to enable the Authority to carry out and assessment under the Habitat Regulations. In the absence of this information, it cannot be concluded that the proposal would not have a significant effect on the Meirionnydd Oakwoods and Bat Sites SAC, either alone or in combination. As, such, the proposal conflicts with Strategic Policy D of the adopted Eryri Local Development Plan
- Nid oes unrhyw fanylion am y clwydfan i wneud iawn am yr un a gollir iawndal wedi'u cyflwyno i alluogi'r Awdurdod i gynnal ac asesu o dan y Rheoliadau Cynefinoedd. Yn absenoldeb y wybodaeth hon, ni ellir dod i'r casgliad na fyddai'r cynnig yn cael effaith sylweddol ar ACA Coedwigoedd Derw ac Ystlumod Meirionnydd, naill ai ar ei ben ei hun neu ar y cyd. Felly, mae'r cynnig yn gwrthdaro â Pholisi Strategol D o Gynllun Datblygu Lleol Eryri a fabwysiadwyd.
