- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan – received on the 13th of June 2025 Proposed Site Plan – received on the 13th of July 2025 Structural Calculations – received on the 13th of July 2025 Green Infrastructure Statement – dated the 2nd of July 2025 Green Infrastructure Statement amendment – received on the 16th of July 2025 Email Correspondence from the Applicant – received the 25th of July 2025 confirming amended dimensions of hedgehog ramp and other construction details.

- The proposed hedgehog ramp should have a slope not exceeding 1:2. The ramp should be between 150 – 200mm wide, and made of concrete, wood or metal, and should not have a smooth surface. The pit should be adequately drained.

- Within 6 months from the date of this permission, the biodiversity enhancement measures contained in the Green Infrastructure Statement and referred to in condition 2 & 3 must be implemented in full accordance with these details.

- Advisory notes: Best Practise should be adopted on site, this is laid out in document gpp6-working-on-construction-and-demolition-sites.pdf (netregs.org.uk), this shall be implemented and followed in full where applicable. This document represents established best practice, and its implementation provides confidence in preventing uncontrolled discharges to the surrounding habitats. To safeguard potential animals that could be moving through the site the following RAMs relating to terrestrial mammals should be implemented where applicable. The creation of sloping escape ramps (mammal ladders) for badgers, hedgehogs (and other mammals potentially may be pass through the site), which may be achieved by edge - profiling of trenches/excavations or by using planks placed into them at the end of each working day.
