Conversion of outbuildings to form annexe to existing dwelling & associated works

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.
2. Rhaid dechrau'r datblygiad a ganiateir yma cyn pen PUM mlynedd o ddyddiad y penderfyniad hwn.
3. The development hereby permitted shall be carried out in accordance with the following approved plans: TY-1436-SU03 – Location Plan Rev A (received 4.11.25) TY-1436-PL01B Floor Plan Elevations (received 4.11.25) TY-1436-PL02B Site Plan (received 9.10.25) ENPA GIS (received 4.11.25) N3729 – Structural Report dated Aug 2024.
4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: TY-1436-SU03 – Location Plan Rev A (received 4.11.25) TY-1436-PL01B Floor Plan Elevations (received 4.11.25) TY-1436-PL02B Site Plan (received 9.10.25) ENPA GIS (received 4.11.25) N3729 – Structural Report dated Aug 2024.
5. The building shall not be occupied other than for purposes ancillary to the residential use of the dwelling known as Blaen-y-Cwm-Isaf and outlined in green on the attached plan.
6. Ni chaniateir meddiannu'r adeilad ac eithrio at ddibenion ategol i ddefnydd preswyl yr annedd a elwir yn Blaen-y-Cwm-Isaf ac a amlinellir mewn gwyrdd ar y cynllun.
7. Any development work must be carried out October to March inclusive.
8. Rhaid cynnal unrhyw waith datblygu rhwng mis Hydref a mis Mawrth.
9. The biodiversity enhancement measures shown on drawing number PL02B and PL01B and detailed in the submitted Green Infrastructure Statement and section 4 of document entitled “ENPA GIS” shall take place within 3 months of the substantial completion of the development hereby permitted.
10. Rhaid i'r mesurau gwella bioamrywiaeth a ddangosir argynllun rhif PL02B a PL01B ac a fanylir yn y Datganiad Seilwaith Gwyrdd a gyflwynwyd ac adran 4 o'r ddogfen o'r enw “ENPA GIS” ddigwydd o fewn 3 mis i gwblhau sylweddol y datblygiad a ganiateir drwy hyn.
11. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
12. I gydymffurfio a Rhan 91 (fel y diwygiwyd) o'r Ddeddf Gynllunio Gwlad a Thref 1990.
13. To define the permission and for the avoidance of doubt.
14. Er mwyn diffinio’r caniatâd ac i osgoi amheuaeth.
15. To ensure that the development is only used for purposes ancillary to the existing dwelling and to prevent the creation of an unjustified separate dwelling in accordance with the Eryri Local Development Plan 2016-2031 and in particular Policy 14 and SPG 11.
16. Er mwyn sicrhau mai dim ond ar gyfer dibenion atodol i'r annedd presennol y mae'r datblygiad yn cael ei ddefnyddio ac i atal unrhyw annedd ar wahân na ellir ei gyfiawnhau rhag cael ei greu yn unol â Chynllun Datblygu Lleol Eryri 2016-2031 ac yn benodol Polisi 14 ac CCA 11.
17. To avoid any impact to protected species and ensure compliance with Strategic Policy D of the adopted Eryri Local Development Plan
