Retrospective application for installation of boiler flue and replacement cladding [AMENDED FLUE]

1. 3. The waney edge larch will be left to naturally weather to a silver colour and shall be left untreated for the life of the development unless otherwise agreed to in writing by the Local Planning Authority.
4. 3) The horizontal flue kit comprising: 1 x 80/125mmO RS HORIZONTAL FLUE KIT: 7 716 190 031 2 x 80/125mmO RS FLUE EXTENSION: 7 716 190 033 2 x 80/125mmO RS 45° ELBOW: 7 716 190 035 1 x 100/150mmO RS FLUE EXTENSION: 7 716 190 045 shall be maintained or if necessary, replaced like-for-like, in the position indicated on the approved drawings for the lifetime of the development unless otherwise agreed to in writing by the Local Planning Authority.
5. The vertical flue, whilst in situ, shall not be used under any circumstances and shall be removed, and the roof made good no later than three months from the date on this decision notice.
6. Three bird boxes shall be installed on the north facing rear elevation of the main dwelling and one bat box shall be installed on the south facing front elevation of the main dwelling within three months from the date of this decision in the positions indicated on page 3 of the Green Infrastructure Statement & Biodiversity Enhancement Scheme, received on 22 April 2026. The bird boxes and bat box shall be maintained or replaced on an exact like for like basis and remain in place for the lifetime of the development.
7. No exterior lighting shall be installed unless and until a formal lighting plan has been submitted to and approved by means of a formal application to the Local Planning Authority, written in accordance with The Institution of Lighting Professionals (ILP) & Bat Conservation Trust Guidance Note 08/23 Bats and Artificial Lighting at Night. Thereafter the lighting shall be installed and maintained in accordance with the approved details.

10. To ensure a satisfactory standard of appearance of the development, to safeguard the character and appearance of the immediate locality and to protect surrounding heritage assets in accordance with Eryri Local Development Plan Policies SP A, DP 1, DP 2, SP Ff, DP 6 and DP 7.

15. Advisory Notes : 1) In addition to planning permission, it is the applicant’s responsibility to ensure that all other permits/consents/licences relevant to the development are secured. Please refer to Natural Resources Wales website for further details. 2) The proposed development site is crossed by a public watermain, with the approximate position being marked on the plan attached to Dwr Cymru Welsh Water’s consultation response. In accordance with the Water Industry Act 1991, Dwr Cymru Welsh Water requires access to its apparatus at all times in order to carry out maintenance and repairs. 3) Dwr Cymru Welsh Water recommend that the applicant refers to their title deeds to confirm if there are any covenants or restrictions associated with the asset(s) crossing the proposed development site. Notwithstanding this, given the protection zone is located within the site boundary, it is recommended that the applicant contacts Dwr Cymru Welsh Water’s Plan and Protect team (PlanandProtect@dwrcymru.com) to carry out a survey to verify the location of the asset(s) and establish their relationship to the proposed development.
