  1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

  3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Planiau a Drychiadau Arfaethedig – N3531-01 (21/04/2024); • Plan Lleoliad – N3531-03 Rev A (21/04/2024); • Cambrian Planning – Green Infrastructure Statement (August 2024).
  4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Planiau a Drychiadau Arfaethedig – N3531-01 (21/04/2024); • Plan Lleoliad – N3531-03 Rev A (21/04/2024); • Cambrian Planning – Green Infrastructure Statement (August 2024).
  5. No surface water and/or land drainage shall be allowed to connect directly or indirectly with the public sewerage network

This shall include the provision of a minimum 6 standard native trees

The biodiversity enhancement measures outlined and shown within the submitted and hereby approved ‘Cambrian Planning – Green Infrastructure Statement (August 2024)’ shall take place within 3 months of the substantial completion, or first use of the development hereby permitted, whichever occurs first.
