- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: • OS Location Plan: Drawing No: 679/P11/01 (March 2024); • GA Plans as proposed: Drawing No: 679/P02/02 (March 2024); • Block Plan as proposed: Drawing No: 679/P02/01 (March 2024).
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • OS Location Plan: Drawing No: 679/P11/01 (Mawrth 2024); • GA Plans as proposed: Drawing No: 679/P02/02 (Mawrth 2024); • Block Plan as proposed: Drawing No: 679/P02/01 (Mawrth 2024).
- The roof of the building shall be covered with blue-grey slates from the Blaenau Ffestiniog area, or slates with equivalent colour, texture and weathering characteristics details of which shall be provided and approved in writing by the Local Planning Authority. (Retained thereafter)

- The external timber cladding to the outbuilding shall not be stained, painted or creosoted

- Prior to any stonework commencing on the site, a trial stonework panel including pointing not less than 2.00 m² shall be constructed. No building operations in stone shall be carried out on the site unless and until the trial panel has been inspected and approved by means of a formal application to the Local Planning Authority. The stonework of the dwellinghouse/ building / extension shall be built in accordance with the approved sample.

- No external lighting shall be installed within the site without prior written approval from the Local Planning Authority

- The biodiversity enhancement measures illustrated on drawing ‘GA Plans as proposed: Drawing No: 679/P02/02 (March 2024)’ shall be implemented in full within 3 months following completion of development and retained thereafter. It is requested however that the bat box shown on the northern facing elevation is swapped for provision for birds. - The building the subject of this permission shall be used as a domestic workshop and as a plant room only in connected with the associated property known as ‘Cae Llwyd’ and shall be used for any other purposes of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (as amended).
