- Prior to the first use of the development hereby approved, the following biodiversity enhancement shall be installed in the positions shown on the plans hereby approved: - 1 bat box The biodiversity enhancement shall thereafter be maintained in accordance with the manufacturer’s instructions and shall be retained for the lifetime of the development. any replacements shall be of an equivalent specification.

- Notwithstanding the plans hereby approved, the roof of the extension shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter
- To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
