Alterations and extensions.

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

5. Before the first use of the development hereby approved, the biodiversity enhancements specified on the plans hereby approved shall be installed. The biodiversity enhancements shall thereafter be maintained in accordance with the manufacturer’s instructions and shall be retained for the lifetime of the development; any replacements shall be of an equivalent specification.
6. The window in the dormer on the southern elevation hereby approved shall not be glazed or reglazed other than with obscured glass and shall be non-opening.
7. The roof of the dormer shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter.
8. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

14. To ensure a satisfactory standard of appearance of the development and the use of appropriate local building materials, in accordance with Eryri Local Development Plan Policies 2016-2031 and in particular policies 1, 6 and A.

18. Cyn y defnydd cyntaf o'r datblygiad a gymeradwyir drwy hyn, rhaid gosod y gwelliannau bioamrywiaeth a bennir ar y cynlluniau a gymeradwyir drwy hyn. Rhaid cynnal y gwelliannau bioamrywiaeth wedi hynny yn unol â chyfarwyddiadau'r gwneuthurwr a rhaid eu cadw am oes y datblygiad; rhaid i unrhyw rai newydd fod o fanyleb gyfwerth.
19. Ni chaiff y ffenestr yn y dormer ar y drychiad deheuol a gymeradwyir drwy hyn ei gwydro na'i hail-wydro ac eithrio gyda gwydr aneglur a rhaid iddi fod yn an-agoredig.
20. Rhaid gorchuddio to'r dormer â llechi mwynau naturiol o Gymru neu lechi o'r un lliw, gwead a nodweddion tywyddio â'r llechi ar brif do'r t"} annedd a'i gynnal wedi hynny.
21. Advisory Note: It is recommended that any exterior lighting installed should be compliant with Guidance Note 08/23, Bats and Artificial Lighting at Night by BCT/ILP.
