Planning conditions
- The applicant is not considered to be in affordable housing need. The proposal, therefore, contravenes the provisions of policy DP 30 of the Eryri Local Plan 2016 – 2031 and Supplementary Planning Guidance Affordable Housing (January 2020), which would only permit single units of affordable housing for local needs within a smaller settlement.
- Ni ystyrir bod yr ymgeisydd mewn angen am dai fforddiadwy. Felly, mae'r cynnig yn groes i ddarpariaethau polisi DP 30 o Gynllun Lleol Eryri 2016 – 2031 a'r Canllaw Cynllunio Atodol Tai Fforddiadwy (Ionawr 2020), a fyddai ond yn caniatáu unedau sengl o dai fforddiadwy ar gyfer anghenion lleol o fewn anheddiad llai.
- It is considered that the siting of the proposal would not be well integrated with the existing settlement pattern of the village to the detriment of the character and appearance of this part of the national park. The proposal, therefore, contravenes the provisions of policies SP A and DP 1 of the Eryri Local Plan 2016 – 2031.

- The submission does not include a Drainage Statement, and therefore, insufficient information is available in relation to surface water drainage to enable the Authority to make an informed decision. In the absence of this information, the proposal would contravene the provisions of policy DP 1 of the Eryri Local Plan 2016 – 2031, Planning Policy Wales Edition 12 and Technical Advice Note 15 Development Flooding & Coastal Erosion.
