Planning conditions
- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: Drawing no A140-P-3 - Location and Block Plan Drawing no A140-P-2_B –revision B Proposed Floor Plans and Elevations including biodiversity enhancements measures
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: Drawing no A140-P-3 - Location and Block Plan Drawing no A140-P-2_B –revision B Proposed Floor Plans and Elevations including biodiversity enhancements measures
- The roof of the extension shall be covered with blue-grey slates from the Blaenau Ffestiniog area, or slates with equivalent colour, texture and weathering characteristics details of which shall be provided and approved in writing by the Local Planning Authority.
- Mae'n rhaid i do'r estyniad gael ei orchuddio gyda llechi llwydlas o ardal Blaenau Ffestiniog, neu lechi gyda nodweddion lliw, gwead a hindreuliad tebyg fel y cymeradwyir yn ysgrifenedig gan yr Awdurdod Cynllunio Lleol.
- Notwithstanding condition 02 above additional (minimum 2 in total) nest box for swifts shall be installed on the side (north) elevation, of woodcrete/woodstone construction.
- The biodiversity enhancement measures shown on drawing number Drawing no A140-P-2_B –revision B shall take place within 3 months of the substantial completion of the development hereby permitted.
- No surface water and/or land drainage shall be allowed to connect directly or indirectly with the public sewerage network.
