- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Location Plan • Drawing no 02B – Plans as Proposed received on 10/04/25 • Arial Photograph indicating proposed orchard – Received on 15/04/25 • Bat and Protected Species Surveys by Cambrian Ecology – received 12/08/24
- The roof of the lower barn shall be covered with blue-grey slates from the Blaenau Ffestiniog area, or slates with equivalent colour, texture and weathering characteristics details of which shall be provided and approved in writing by the Local Planning Authority.
- The building shall not be occupied other than for purposes ancillary to the residential use of the dwelling known as ‘Tyddyn Rhyddid, Llanfair. LL46 2TL outlined in green on the attached plan and shall not be used independently in its own right.
- The proposed modification of the roost and compensation of loss of bird nesting habitat shown on drawing ‘Drawing 02 – Revision B Plan as Proposed must be followed and implemented in full.
- The biodiversity enhancement measures listed in section 9 of the Bat & Protected Species Surveys report by Cambrian Ecology dated 12th August 2024 shall be implemented within 3 months following the substantial completion of the development hereby permitted and retained thereafter.
- No external lighting may be installed without the prior submission of a formal lighting plan by means of a formal application to the authority for approval. This lighting plan shall consider existing and proposed lighting together with any spillage originating from internal locations. This component requirement shall include: • Plans illustrating the location and type of lighting • Plans illustrating projected or retained bat emergence points; together with retained or proposed features planned to be functionally used by bats for foraging/dispersal purposes • Provisions of the scheme shall accord with the provisions of the Institution of Lighting Professionals and Bat Conservation Trust Guidance Note 08/23: Bats and Artificial Lighting at Night
- No development shall commence until a Conservation Plan has been submitted to and approved in writing by the Local Planning Authority. The Conservation Plan shall include, but not necessarily be limited to: a) Build upon the principles outlined in the Bat & Protected Species Surveys for Tyddyn Rhyddid, Llanfair by Cambrian Ecology ltd. dated 12.08.24;
- The development hereby approved shall not commence until a photographic survey of the buildings has been undertaken in accordance with the Gwynedd Archaeological Planning Service Requirements for General Photographic Surveys of Buildings, and the survey shall be submitted by means of a formal application and approved by the Local Planning Authority
