- The mitigation measures for the site contained in Section 9 of ‘Cartmel, S. 2026. Garth Barn Bat Roost Report. Cartmel Ecology Ltd – report by Sarah Cartmel 27/10/2025 – Amended 28/04/2026’ shall be followed and implemented in full as per the report.
- The larch cladding on the hereby approved outbuilding shall at no time be stained, painted or creosoted.
- The roof of the outbuilding shall be covered in natural Welsh mineral slate or slates of an equivalent colour, texture and weathering characteristics and maintained as such thereafter.
- Prior to the commencement of the hereby approved works, a scheme of biodiversity enhancement measures shall be submitted to and approved by means of a formal application to the Local Planning Authority. Such enhancements shall take place within 3 months of the substantial completion of the outbuilding.
- To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

- To allow the external timber to weather naturally and to safeguard the character and appearance of the immediate locality, including the setting of the nearby listed building, in accordance with Eryri Local Development Plan Policies and in particular Policies A, Ff, 1, 6 and 7.
- To ensure a satisfactory standard of appearance of the development and the use of appropriate local building materials, in accordance with Eryri Local Development Plan Policies and in particular policies A, 1, 6.
- To secure biodiversity enhancement in accordance with Strategic Policy D of the adopted Eryri Local Development Plan and paragraph 6.4.5 of Planning Policy Wales.
- Advisory Warning: A European Protected Species (EPS) Licence is required for this development. This planning permission does not provide consent to undertake works that require an EPS licence. It is an offence to deliberately capture, kill or disturb EPS or to recklessly damage or destroy their breeding sites or resting places. If found guilty of any offences, you could be sent to prison for up to 6 months and/or receive an unlimited fine. To undertake the works within the law, you can obtain further information on the need for a licence from Natural Resources Wales on 0300 065 3000 or at: www.naturalresources.wales/permits-and-permissions/species-licensing/apply-for-a-protected-species-licence/?lang=en When submitting any EPS licence application the applicant should include: • Defining the internal areas of the building where bats will have long-term sole usage. It appears from the report that the bats will continue to have unrestricted access into the building following the reroofing, which is acceptable. However, defining a bat roosting area would be beneficial, especially, if the usage of the building is likely to change in the future. This is also applicable to any bird nesting areas within the building. A lighting plan: This will need to be submitted if there is an intention to add lighting to this building
