Planning conditions
- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- No external lighting shall be installed without the prior submission of a formal lighting plan by means of a formal application to the Local Planning Authority for approval
- Ni ddylid gosod unrhyw oleuadau allanol heb gyflwyno cynllun goleuo ffurfiol ymlaen llaw drwy gais ffurfiol i'r Awdurdod Cynllunio Lleol i'w gymeradwyo
- All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the completion of the development; and any trees or plants which within the period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species

- The bird boxes as detailed in the submitted Green Infrastructure Statement shall be open fronted boxes suitable for tree creepers, incorporating different sized entrance holes e.g., 25mm, 32mm, 45mm and shall be of woodcrete construction. The bird boxes shall thereafter be maintained in accordance with the manufacturer’s instructions and shall be retained for the lifetime of the development, and any replacements shall be of a similar specification
