- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- Notwithstanding the submitted plans, the external timber of the shed hereby approved, shall be finished in a dark stain colour or painted in slate/grey BS18B29 colour

- The applicant/developer shall ensure that the Biodiversity Enhancement detailed in the plan received on the 28/10/2025 shall be followed and implemented in full within 3 months following the substantial completion of the development hereby permitted and retained thereafter

- The bird boxes shall be installed with a minimum height of 5m on the highest point possible at eaves level of the main dwelling, on either the north or east facing elevation and shall be installed within 3 months following the substantial completion of the development hereby permitted and retained thereafter
