- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: • Drawing Sk1 - Location Plan • Drawing PL1A – Proposed Plans received on 29/07/25 • Preliminary Ecological Assessment - Report 8th May 2025
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Drawing Sk1 - Location Plan • Drawing PL1A – Proposed Plans received on 29/07/25 • Preliminary Ecological Assessment - Report 8th May 2025
- The roof of the extension shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter.
- Mae'n rhaid i do'r estyniad gael ei orchuddio gyda llechi mwyn naturiol Cymreig, neu lechi gyda nodweddion lliw, gwead a hindreuliad tebyg fel y llechi ar brif do’r t"} ac wedyn ei gadw felly.
- The applicant/developer shall ensure that mitigation for the site as detailed in section 7 pages 14 & 15 of the Preliminary Ecological Assessment dated 8th May 2025 by Cambrian Ecology Ltd are followed and implemented in full.
- Rhaid i'r ymgeisydd/datblygwr sicrhau bod lliniaru ar gyfer y safle fel y manylir yn adran 7 tudalennau 14 a 15 o'r Asesiad Ecolegol Rhagarweiniol dyddiedig 8fed Mai 2025 gan Cambrian Ecology Ltd yn cael ei ddilyn a'i weithredu'n llawn.
- The biodiversity enhancement measure detailed in Section 8 of the Preliminary Ecological Assessment dated 8th May 2025 by Cambrian Ecology Ltd shall be implemented within 3 months following the substantial completion of the development hereby permitted and retained thereafter.
- Rhaid gweithredu'r mesur gwella bioamrywiaeth a fanylir yn Adran 8 o'r Asesiad Ecolegol Rhagarweiniol dyddiedig 8fed Mai 2025 gan Cambrian Ecology Ltd o fewn 3 mis yn dilyn cwblhau sylweddol y datblygiad a ganiateir drwy hyn a'i gadw wedi hynny.
- To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
