- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan Drawing no 02A – Plans as Proposed including biodiversity enhancement measures – received 05/01/26 Preliminary Ecological Assessment by Cambrian Ecology dated 18/08/25
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: Location Plan Drawing no 02A – Plans as Proposed including biodiversity enhancement measures – received 05/01/26 Preliminary Ecological Assessment by Cambrian Ecology dated 18/08/25
- The roof of the extension shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter.
- Rhaid gorchuddio to'r estyniad â llechi mwynau naturiol o Gymru neu lechi o'r un lliw, gwead a nodweddion tywyddio â'r llechi ar brif do'r t"} annedd a'i gynnal wedi hynny.
- The building shall not be occupied other than for purposes ancillary to the residential use of the dwelling known as ‘Y Geulan, Llanbedr. LL45 2PE outlined in green on the attached plan and shall not be used independently in its own right.

- The biodiversity enhancement and Mitigation measures listed in section 7 and 9 of the Preliminary Ecological Assessment by Cambrian Ecology dated 18/08/25 shall be implemented within 3 months following the substantial completion of the development hereby permitted and retained thereafter.
- Rhaid gweithredu'r mesurau gwella bioamrywiaeth a Lliniaru a restrir yn adran 7 a 9 o'r Asesiad Ecolegol Rhagarweiniol gan Cambrian Ecology dyddiedig 18/08/25 o fewn 3 mis yn dilyn cwblhau sylweddol y datblygiad a ganiateir drwy hyn a'u cadw wedi hynny.
- Within 3 months from the occupation of the annexe hereby approved, the static caravan as associated structures shall be completely removed of site.
- O fewn 3 mis i feddiannu'r atodiad a gymeradwyir drwy hyn, rhaid symud y carafán statig a'r strwythurau cysylltiedig yn llwyr oddi ar y safle.
- To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

- To define the permission and for the avoidance of doubt.

- To ensure a satisfactory standard of appearance of the development and the use of appropriate local building materials, in accordance with Eryri Local Development Plan policies and in particular policies A, 1 and 6.
- To ensure that the development is only used for purposes ancillary to the existing dwelling and to prevent the creation of an unjustified separate dwelling in accordance with the Eryri Local Development Plan and in particular Policy 14 and SPG 11.
- To secure biodiversity enhancement in accordance with Strategic Policy D of the adopted Eryri Local Development Plan and paragraph 6.4.5 of Planning Policy Wales.
- To preserve the visual amenities of the area and to provide car parking
