  1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

  5. The roof of the porch shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter.
  6. Prior to any stonework commencing on the site, a trial stonework panel including pointing not less than 2.00 m² shall be constructed. No building operations in stone shall be carried out on the site unless and until the trial panel has been inspected and approved by means of a formal application to the Local Planning Authority. The stonework of the new stone wall shall be built in accordance with the approved sample.
  7. The applicant/developer shall ensure that the Biodiversity Enhancement measures detailed in the Green Infrastructure Statement dated March 2026 shall be followed and implemented in full within 3 months following the substantial completion of the development hereby permitted and retained thereafter.
  8. No surface water from any increase in the roof area of the building /or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewerage system.
  9. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

  19. Rhaid i'r ymgeisydd/datblygwr sicrhau bod y mesurau Gwella Bioamrywiaeth a nodir yn y Datganiad Seilwaith Gwyrdd dyddiedig Mawrth 2026 yn cael eu dilyn a'u gweithredu'n llawn o fewn 3 mis yn dilyn cwblhau sylweddol y datblygiad a ganiateir drwy hyn a'i gadw wedi hynny.
  20. Ni chaniateir i unrhyw dd"{r wyneb o unrhyw gynnydd yn arwynebedd to'r adeilad / neu arwynebau anhydraidd o fewn ei gwrtil ddraenio'n uniongyrchol nac yn anuniongyrchol i'r system garthffosiaeth gyhoeddus.
  21. Er mwyn sicrhau safon foddhaol o ran ymddangosiad y datblygiad a defnyddio deunyddiau adeiladu lleol priodol, yn unol â pholisïau Cynllun Datblygu Lleol Eryri, ac yn benodol Polisïau Datblygu 1, 6 a Pholisi Strategol A.
  22. Er mwyn sicrhau safonau safonol o restrau llywodraethwyr a ddefnyddir yn lleol, yn unol â Pholisïau Cynllun Datblygu Lleol Eryri 2016-2031 ac yn y rhesi A, 1, 6
