Planning conditions
- By reason of the proposal for holiday let accommodation is in conflict with the core principles of the Eryri Local Development Plan 2016-2031 of providing housing opportunities to meet the needs of the local community as well as Strategic Policy A, C and G of the Eryri Local Development Plan 2016-2031 in that the proposal does not relate to small scale open market and affordable housing for local needs, does not provide employment development to support the rural economy and does not improve existing and provide new community facilities to serve local residents.
- Oherwydd bod y cynnig ar gyfer llety gwyliau yn gwrthdaro ag egwyddorion craidd Cynllun Datblygu Lleol Eryri 2016-2031 o ddarparu cyfleoedd tai i ddiwallu anghenion y gymuned leol yn ogystal â Pholisi Strategol A, C a G o Gynllun Datblygu Lleol Eryri 2016-2031 gan nad yw'r cynnig yn ymwneud â thai marchnad agored ar raddfa fach a thai fforddiadwy ar gyfer anghenion lleol, nid yw'n darparu datblygiad cyflogaeth i gefnogi'r economi wledig ac nid yw'n gwella cyfleusterau cymunedol presennol nac yn darparu cyfleusterau newydd i wasanaethu trigolion lleol.
- By reason of the proposal for holiday let accommodation conflicting with criteria (vii) of Development Policy 1 of the Eryri Local Development Plan 2016-2031 which states that an appropriate access meeting highways standard should exist or can be provided without harm to the character of the area or neighbouring amenity. The submitted drawing number PL 05e does not align with DMRB specification whereby the proposal will lead to conditions detrimental to the safety and free flow of traffic on the adjacent trunk road.
- Oherwydd bod y cynnig ar gyfer llety gwyliau yn gwrthdaro â meini prawf (vii) o Bolisi Datblygu 1 o Gynllun Datblygu Lleol Eryri 2016-2031 sy'n nodi y dylai mynediad priodol sy'n bodloni safon priffyrdd fodoli neu y gellir ei ddarparu heb niwed i gymeriad yr ardal na'r amwynder cyfagos. Nid yw'r llun a gyflwynwyd rhif PL 05e yn cyd-fynd â manyleb DMRB lle bydd y cynnig yn arwain at amodau sy'n niweidiol i ddiogelwch a llif rhydd traffig ar y gefnffordd gyfagos.
- By reason of Insufficient information in relation to foul drainage to enable the Authority to rule out any adverse impact on the integrity of the nearby SAC as required under Regulation 63 of the Conservation of habitats and Species Regulations 2017. The proposal is therefore considered to be in conflict with Strategic Policy D of the adopted Eryri Local Development Plan 2016-2031.
- Oherwydd diffyg gwybodaeth mewn perthynas â draeniad budr i alluogi'r Awdurdod i ddiystyru unrhyw effaith andwyol ar gyfanrwydd yr ACA gerllaw fel sy'n ofynnol o dan Reoliad 63 o Reoliadau Cadwraeth Cynefinoedd a Rhywogaethau 2017. Felly, ystyrir bod y cynnig yn gwrthdaro â Pholisi Strategol D o Gynllun Datblygu Lleol Eryri 2016-2031 a fabwysiadwyd.
- No Green Infrastructure Statement have been included with the proposal. The proposal is therefore in conflict with Strategic Policy D of the adopted Eryri Local Development Plan and paragraph 6.2.5 of Planning Policy Wales (Edition 12, February 2024) which requires the submission of a Green Infrastructure Statement with every application.
- Nid oes Datganiad Seilwaith Gwyrdd wedi'i gynnwys gyda'r cynnig. Felly, mae'r cynnig yn gwrthdaro â Pholisi Strategol D o Gynllun Datblygu Lleol Eryri a fabwysiadwyd a pharagraff 6.2.5 o Bolisi Cynllunio Cymru (Argraffiad 12, Chwefror 2024) sy'n ei gwneud yn ofynnol cyflwyno Datganiad Seilwaith Gwyrdd gyda phob cais.
