  1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

  3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan – AL(00)01 Rev A (10/05/2024). • Existing and Proposed Site Plan – AL(00)03 Rev A (10/05/2024); • Proposed Plan & Elevations – AL(01)01 (10/05/2024). • Green Infrastructure Statement & Biodiversity Enhancement Scheme (16/08/2024).
  4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Location Plan – AL(00)01 Rev A (10/05/2024). • Existing and Proposed Site Plan – AL(00)03 Rev A (10/05/2024); • Proposed Plan & Elevations – AL(01)01 (10/05/2024). • Green Infrastructure Statement & Biodiversity Enhancement Scheme (16/08/2024).
  5. The roof of the building shall be covered with blue-grey slates from the Blaenau Ffestiniog area, or slates with equivalent colour, texture and weathering characteristics details of which shall be provided and approved in writing by the Local Planning Authority. (Retained thereafter)
  6. Mae'n rhaid i do'r adeilad gael ei orchuddio gyda llechi llwydlas o ardal Blaenau Ffestiniog, neu lechi gyda nodweddion lliw, gwead a hindreuliad tebyg fel y cymeradwyir yn ysgrifenedig gan yr Awdurdod Cynllunio Lleol. (A'u cadw wedi hynny).
  7. Prior to any stonework commencing on the site, a trial stonework panel including pointing not less than 2.00 m² shall be constructed. No building operations in stone shall be carried out on the site unless and until the trial panel has been inspected and approved by means of a formal application to the Local Planning Authority. The stonework of the dwellinghouse/ building / extension shall be built in accordance with the approved sample.
  8. Cyn i unrhyw waith cerrig ddechrau ar y safle, mae'n rhaid adeiladu panel o waith cerrig o nid llai na 2m sgwâr a'i bwyntio. Nid oes unrhyw waith adeiladu mewn cerrig i'w gyflawni ar y safle oni bai a hyd nes bod yr Awdurdod Cynllunio Lleol wedi archwilio a chymeradwyo'r panel drwy gais ffurfiol. Mae'n rhaid adeiladu gwaith cerrig yr estyniad yn unol â'r panel a gymeradwywyd.
  9. No external lighting shall be installed within the site without prior written approval from the Local Planning Authority

  11. The biodiversity enhancement measures outlined and shown within the submitted and hereby approved ‘Green Infrastructure Statement & Biodiversity Enhancement Scheme (16/08/2024)’ shall be implemented and adhered to within 3 months of the date of this decision notice and retained thereafter
