Planning conditions
- By reason of the applicant failing to supply details on the need for affordable housing and that there are exiting commitments for residential development within the housing development boundary this application is in conflict with Criteria (i) and (ii) of Development Policy 11 of the adopted Eryri Local Development Plan (2016 – 2023).
- Oherwydd bod yr ymgeisydd wedi methu â chyflenwi manylion am yr angen am dai fforddiadwy a bod ymrwymiadau presennol ar gyfer datblygiad preswyl o fewn ffin datblygu tai, mae'r cais hwn yn gwrthdaro â Meini Prawf (i) a (ii) o Bolisi Datblygu 11 o Gynllun Datblygu Lleol Eryri (2016 – 2023) a fabwysiadwyd.
- Insufficient information has been submitted to identify/address all ecological issues within the proposed development site, including compensatory and biodiversity enhancement measures, in order to demonstrate that the development does not have a detrimental impact on biodiversity, protected species and their habitats. The development is therefore contrary to Strategic Policy D: Natural Environment, adopted Supplementary Planning Guidance for Nature Conservation and Biodiversity (February 2020) which seeks to protect the National Park’s wider biodiversity resources including habitats and species outside designated sites as well as Planning Policy Wales (Edition 12, February 2024).
- Nid oes digon o wybodaeth wedi'i chyflwyno i nodi/mynd i'r afael â phob mater ecolegol o fewn y safle datblygu arfaethedig, gan gynnwys mesurau gwella bioamrywiaeth a chydbwyso, er mwyn dangos nad yw'r datblygiad yn cael effaith andwyol ar fioamrywiaeth, rhywogaethau gwarchodedig a'u cynefinoedd. Felly, mae'r datblygiad yn groes i Bolisi Strategol D: Amgylchedd Naturiol, Canllawiau Cynllunio Atodol a fabwysiadwyd ar gyfer Cadwraeth Natur a Bioamrywiaeth (Chwefror 2020) sy'n ceisio amddiffyn adnoddau bioamrywiaeth ehangach y Parc Cenedlaethol gan gynnwys cynefinoedd a rhywogaethau y tu allan i safleoedd dynodedig yn ogystal â Pholisi Cynllunio Cymru (Argraffiad 12, Chwefror 2024).
- Insufficient information and no Active Travel measures have been submitted to identify issues associated with the increase in vehicular traffic on the highway access to the site and the A470 Trunk Road. This proposed development is therefore in conflict with Development Policy 1 of the adopted Eryri Local Development Plan (2016 – 2023) which seeks to ensure that the traffic implications of the development do not result in volumes or types of traffic which would create highway or safety problems on the local road network.
- Nid oes digon o wybodaeth ac nid oes unrhyw fesurau Teithio Llesol wedi'u cyflwyno i nodi problemau sy'n gysylltiedig â'r cynnydd mewn traffig cerbydau ar y fynedfa briffordd i'r safle a Chefnffordd yr A470. Felly mae'r datblygiad arfaethedig hwn yn gwrthdaro â Pholisi Datblygu 1 o Gynllun Datblygu Lleol Eryri (2016 – 2023) a fabwysiadwyd sy'n ceisio sicrhau nad yw goblygiadau traffig y datblygiad yn arwain at gyfrolau neu fathau o draffig a fyddai'n creu problemau priffyrdd neu ddiogelwch ar y rhwydwaith ffyrdd lleol.
