- Within three months of the substantial completion of the development, the biodiversity Within three months of the substantial completion of the development, the animal biodiversity enhancement measures identified in the hereby approved Green Infrastructure Statement – D933 Gwesty Seren & Gerddi ‘Stiniog, Llan Ffestiniog shall be installed/provided on site in accordance with the approved Proposed Biodiversity Enhancement and Landscaping Plan, Drawing No. D933-DEW-XX-XX-DR-A-010-S2-P02. The enhancements shall include the bird boxes, bird feeders, hedgehog boxes, bee/insect bricks and bee boxes shown within the approved details. They shall be installed in accordance with the approved locations and fitted in line with the manufacturer’s instructions where applicable. The enhancements shall thereafter be retained for the lifetime of the development, and any replacements shall be of an equivalent specification.
- Within the first planting season following the substantial completion of the development, the planting and landscaping biodiversity enhancement measures identified in the hereby approved Green Infrastructure Statement – D933 Gwesty Seren & Gerddi ‘Stiniog, Llan Ffestiniog shall be implemented on site in accordance with the approved Proposed Biodiversity Enhancement and Landscaping Plan, Drawing No. D933-DEW-XX-XX-DR-A-010-S2-P02. The planting shall include the wildflower and pollinator planting shown within the approved details. Any plants which, within a period of five years from the date of planting, die, are removed, become seriously damaged or diseased shall be replaced during the next available planting season with plants of equivalent species, size and specification. The planting shall thereafter be retained and maintained for the lifetime of the development.
- No exterior lighting shall be installed or operated on site unless a formal Lighting Plan has first been submitted to and approved in writing by the Local Planning Authority. The Lighting Plan shall be compliant with Guidance Note 08/23: Bats and Artificial Lighting at Night by the Bat Conservation Trust and Institution of Lighting Professionals. Any external lighting shall thereafter be installed and maintained strictly in accordance with the approved details.

- ADVISORY NOTES To safeguard potential animals that could be moving through the site the following RAMs relating to terrestrial mammals will be implemented where applicable. The creation of sloping escape ramps (mammal ladders) for badgers, hedgehogs (and other mammals potentially may be pass through the site), which may be achieved by edge - profiling of trenches/excavations or by using planks placed into them at the end of each working day.
