  1. The proposal, by virtue of form and scale, would be harmful to the special historic character and appearance of the listed building. The proposal therefore fails to satisfy the requirements of Policies A, Ff, 1, 6 and 7 of the Eryri Local Development Plan 2016-2031; the guidance set out in Planning Policy Wales 12 (February 2024), specifically paragraphs 6.1.10 to 6.1.13; and the guidance set out in Technical Advice Note 24 The Historic Environment, specifically paragraphs 5.9 to 5.14.
  2. Byddai'r bwriad, oherwydd ffurf a graddfa, yn niweidiol i gymeriad hanesyddol arbennig ac edrychiad yr adeilad rhestredig.
