- The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan • Drawing 02 – Proposed Site Plan • Drawing 03 – Pod Plans • Design and Access Statement • Preliminary Ecological Assessment, dated 13th June 2024, by Cambrian Ecology Ltd.
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Location Plan • Drawing 02 – Proposed Site Plan • Drawing 03 – Pod Plans • Design and Access Statement • Preliminary Ecological Assessment, dyddiedig 13eg o Fehefin 2024, gan Cambrian Ecology Ltd.
- The self catering holiday accommodation hereby approved shall be for short term holiday use only, and shall not be used as a second home or for the sole or main residence of the occupiers. No person shall occupy the holiday accommodation hereby permitted for a continuous period of more than 28 days in any calendar year. An up to date register of the names of all occupiers, including their main home addresses shall be maintained and the information made available upon request for inspection by the Local Planning Authority.
- Bydd y llety gwyliau hunanddarpar a ganiateir yma ar gyfer defnydd gwyliau tymor byr yn unig, ac ni chaiff ei ddefnyddio fel ail gartref nac fel unig neu brif breswylfa'r meddianwyr. Ni chaniateir i unrhyw un feddiannu’r llety gwyliau a ganiateir yma am gyfnod parhaus o fwy na 28 diwrnod mewn unrhyw flwyddyn galendr. - The self-catering holiday accommodation permitted shall be run and managed in association with Llwyn Griffri, Talybont. LL43 2AU of Agricultural Holding Number 53/202/0009, and shall not be run and managed independently

- If the development hereby permitted is not occupied for the approved use for a period of 24 (twenty four) months the accommodation units and all associated paraphernalia including parking areas and pedestrian access tracks must be removed and the land restored to its former condition within 3 months of this time period elapsing

- The applicant/developer shall ensure that mitigation for the site as detailed in Section 09 pages 16-18 of the Preliminary Ecological Assessment dated 13th June 2024 by Cambrian Ecology Ltd. are followed and implemented in full
- Bydd yr ymgeisydd/datblygwr yn sicrhau bod y mesurau lliniaru ar gyfer y safle fel y manylir arnynt yn Adran 09 tudalennau 16-18 o'r 'Preliminary Ecological Assessment' dyddiedig 13eg Mehefin 2024 gan Cambrian Ecology Ltd. yn cael eu dilyn a'u gweithredu'n llawn.
- The applicant/developer shall ensure that lighting insalltation is carried out in full accordance with the Proposed Site Plan Proposed Glamping Pods, Llwyn Griffi, Talybont. Job; 1872, Drawing: 02, Date: 19.08.24. The lighting must be as per the ecological report and is compliant with ‘Guidance Note 08/23, Bats and Artificial Lighting at Night’ by BCT/ILP as detailed in section 9.2.2 of the Preliminary Ecological Assessment dated 13th June 2024 by Cambrian Ecology Ltd.
- Bydd yr ymgeisydd/datblygwr yn sicrhau bod gosod goleuadau yn cael ei wneud yn gwbl unol â'r 'Proposed Site Plan Proposed Glamping Pods, Llwyn Griffi, Talybont. Job; 1872, Drawing: 02, Dyddiedig: 19.08.24'. Rhaid i'r goleuo fod yn unol â'r adroddiad ecolegol ac mae'n cydymffurfio â 'Guidance Note 08/23, Bats and Artificial Lighting at Night' gan BCT/ILP fel y manylir yn Adran 9.2.2 o'r 'Preliminary Ecological Assessment' dyddiedig 13 Mehefin 2024 gan Cambrian Ecology Ltd.
- All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is sooner; and any trees or plants which within the period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species
