Erection of an agricultural building to store manure

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

5. The roofing sheets & wall cladding of the new building hereby approved shall be finished in slate grey/BS18 B29 colour.
6. No external lighting may be installed without the prior submission of a formal lighting plan by means of a formal application to the local planning authority for approval. This lighting plan shall consider existing and proposed lighting together with any spillage originating from internal locations. This component requirement shall include: • Plans illustrating the location and type of lighting • Provisions of the scheme shall accord with the provisions of the Institution of Lighting Professionals and Bat Conservation Trust Guidance Note 08/23: Bats and Artificial Lighting at Night
7. The biodiversity enhancement measures detailed on the Green Infrastructure Statement dated 22/04/26, Green Plan and new hedgerow location received on 22/04/26 shall be implemented within 3 months following the substantial completion of the development hereby permitted and retained thereafter.
8. Notwithstanding condition 04 above provision of nesting boxes for birds shall be located on a north/east facing elevation and woodstone/woodcrete construction to ensure longevity.
9. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.

Reasonable Avoidance Measures (RAM’s) relating to terrestrial mammals be implemented where applicable. The creation of sloping escape ramps (mammal ladders) for badgers, hedgehogs (and other mammals potentially may be pass through the site), which may be achieved by edge - profiling of trenches/excavations or by using planks placed into them at the end of each working day Works shall be carried out in accordance with best practise, as per GPP5 gpp-5-works-and-maintenance-in-or-near-water.pdf
