- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: • Drawing no 3 – Location and Block plans • Drawing no 2 – Proposed Floor Plans and Elevations including biodiversity enhancement measures • Bat Survey Report - I&G Ecological Consulting Ltd • Ref – A174 – GS – 1 - Green Infrastructure Statement dated March 2026
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Drawing no 3 – Location and Block plans • Drawing no 2 – Proposed Floor Plans and Elevations including biodiversity enhancement measures • Bat Survey Report - I&G Ecological Consulting Ltd • Ref – A174 – GS – 1 - Green Infrastructure Statement dated March 2026
- The applicant/developer shall ensure that the Biodiversity Enhancement measures detailed on Drawing no 2 – Proposed Floor Plans and Elevations and in the Green Infrastructure Statement dated March 2026 shall be followed and implemented in full within 3 months following the substantial completion of the development hereby permitted and retained thereafter.
- The bird box shall be installed on the north-east elevation and shall be of woodstone/woodcrete construction and shall be installed within 3 months following the substantial completion of the development hereby permitted and retained thereafter.
- No surface water from any increase in the roof area of the building /or impermeable surfaces within its curtilage shall be allowed to drain directly or indirectly to the public sewerage system.
- To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
