- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan – received on the 4th of July 2025 • ENLARGED PORTION LOCATION PLAN HO – received on the 4th of July 2025 • Planning Permission Scaled Drawings – received on the 4th of July 2025 • Green Infrastructure Statement – received on the 15th of August • Additional Diversity Statement – received on the 3rd of September 2025 • EXTRACTION OF NOISE ANALYSIS – received on the 15th of August

- Within three months of the commencement of the development, the biodiversity enhancements specified in the Green Infrastructure Statement (received 15.08.25 & Additional Diversity Statement received 03.09.25) hereby approved shall be installed in accordance with the manufacturer's instructions (where applicable) and placed on a north/northeast facing elevation. These biodiversity enhancements shall thereafter be retained for the lifetime of the development; any replacements shall be of an equivalent specification.
- O fewn tri mis i ddechrau'r datblygiad, rhaid gosod y gwelliannau bioamrywiaeth a bennir yn y Datganiad Seilwaith Gwyrdd (a dderbyniwyd 15.08.25 a Datganiad Amrywiaeth Ychwanegol a dderbyniwyd 03.09.25) a gymeradwywyd drwy hyn yn unol â chyfarwyddiadau'r gwneuthurwr (lle bo'n berthnasol) a'u gosod ar ddrychiad sy'n wynebu'r gogledd/gogledd-ddwyrain. - If the development hereby approved becomes redundant or obsolete, then the air source heat pump and all associated external equipment and fixtures must be removed within six months of the development ceasing to operate.
- Os daw'r datblygiad a gymeradwywyd drwy hyn yn ddiangen neu'n hen ffasiwn, yna rhaid cael gwared ar y pwmp gwres ffynhonnell aer a'r holl offer a gosodiadau allanol cysylltiedig o fewn chwe mis i'r datblygiad roi'r gorau i weithredu.
