Planning conditions
- By reason of the proposed annexe not being physically attached to the existing dwelling and not being ancillary to the main dwelling in terms of its location, scale, usage and design it fails to comply with Development Policy 14: Annexe Accommodation of the Eryri Local Development Plan and Supplementary Planning Guidance 11: Annexe Accommodation.
- The proposed building, by reason of its, scale would detract from the character and appearance of the host dwelling and the immediate surroundings, contrary to policy DP1 of the adopted Eryri Local Development Plan 2016-2031.
- Oherwydd nad yw'r anecs bwriedig wedi'i gysylltu'n ffisegol â'r annedd bresennol ac nad yw'n atodol i'r prif annedd o ran ei leoliad, graddfa, defnydd a dyluniad, mae'n methu â chydymffurfio â Pholisi Datblygu 14: Llety Anecs yng Nghynllun Datblygu Lleol Eryri a Chanllaw Cynllunio Atodol 11: Llety Anecs.
