- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- The development hereby permitted shall be carried out in accordance with the following approved plans and details contained within the application form, and in any other documents accompanying the application, unless condition(s) to amend them is/are included on this planning decision notice: • Location Plan – received on the 21st of May 2026 • Proposed Elevations – received on the 30th of July 2026 • Proposed Ground Floor Plan – received on the 1st of July 2026 • Green Infrastructure Statement – received on the 1st of July 2026
- Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod a’r manylion a gynhwysir yn y ffurflen gais, ac mewn unrhyw ddogfennau eraill sy'n cyd-fynd â'r cais, oni bai bod amod(au) i'w diwygio wedi'u cynnwys ar yr hysbysiad penderfyniad cynllunio hwn: • Location Plan – received on the 21st of May 2026 • Proposed Elevations – received on the 30th of July 2026 • Proposed Ground Floor Plan – received on the 1st of July 2026 • Green Infrastructure Statement – received on the 1st of July 2026
- Within three months of the substantial completion of the development, the planting enhancement measure identified in the approved Green Infrastructure Statement, dated 1 July 2026, shall be implemented in full. The planting bed shall be provided adjacent to the south-west elevation and planted with native shrubs in accordance with the approved details. The planting shall thereafter be retained and maintained for the lifetime of the development. Any plants that die, are removed, or become seriously damaged or diseased shall be replaced during the next available planting season with plants of an equivalent species and size
- O fewn tri mis i gwblhau'r datblygiad yn sylweddol, rhaid gweithredu'n llawn y mesur gwella plannu a nodwyd yn y Datganiad Seilwaith Gwyrdd cymeradwy, dyddiedig 1 Gorffennaf 2026. Rhaid darparu'r gwely plannu ger yr wyneb de-orllewinol a'i blannu â llwyni brodorol yn unol â'r manylion cymeradwy. Wedi hynny, rhaid cadw a chynnal y planhigion trwy gydol oes y datblygiad. - Within three months of the substantial completion of the development, the bird-box enhancement measures identified in the approved Green Infrastructure Statement, dated 1 July 2026, shall be installed on the north-west elevation of the existing garage, below the eaves. The bird boxes shall be of durable woodcrete or woodstone construction and fitted in accordance with the manufacturer’s instructions. They shall thereafter be retained and maintained for the lifetime of the development and replaced if damaged or no longer fit for purpose.
