Planning conditions
- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- Before the first use of the development hereby approved, the biodiversity enhancement shall be implemented/planted in accordance with the Green Infrastructure Statement and the plans hereby approved (1 triple swift box). The biodiversity enhancement shall thereafter be maintained and shall be retained for the lifetime of the development; any replacements shall be of an equivalent specification.

- Informative 1. Please find enclosed a response dated 02/07/2026 from NRW, which advises that the developer should be made aware of the potential consequences of flooding in this location and that it is recommended that flood-resilient measures are incorporated in the design of the development.
