Demolition of a chimney and associated remedial works to the roof

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

3. The development hereby permitted shall be carried out in accordance with the following approved plans: Planning Drawing L 01 ii25 Planning Drawing P1a ii 25 Top East gable end of Rear of 5 Well Street, Dolgellau, indicating potential sites for house sparrow /starling boxes to be installed Green Infrastructure Statement & Biodiversity Enhancement Scheme, Ingrid Swenson 15/04/25
4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: Planning Drawing L 01 ii25 Planning Drawing P1a ii 25 Top East gable end of Rear of 5 Well Street, Dolgellau, indicating potential sites for house sparrow /starling boxes to be installed Green Infrastructure Statement & Biodiversity Enhancement Scheme, Ingrid Swenson 15/04/25
5. The roof area of the development shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter.
6. Mae'n rhaid i adral to y datblygiad gael ei orchuddio gyda llechi mwyn naturiol Cymreig, neu lechi gyda nodweddion lliw, gwead a hindreuliad tebyg fel y llechi ar brif do’r t"} ac wedyn ei gadw felly.
7. Within 3 months of the substantial completion of the hereby approved, the following biodiversity enhancements shall be installed in accordance with the Green Infrastructure Statement & Biodiversity Enhancement Scheme, Ingrid Swenson 15/04/25 hereby approved: House sparrow and starling nesting boxes The biodiversity enhancements shall thereafter be maintained in accordance with the manufacturer’s instructions and shall be retained for the lifetime of the development, any replacements shall be of an equivalent specification.

9. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
