Installation of air source heat pump to front of property

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan (Titled Y Felin, A487 t From Braich Goch Inn Passing Esgairgeiliog To Llwyn Gwern Lodge Junction, Corris, Gwynedd, SY20 9AS (1)) – Received on the 10th of September 2025 • Y Felin Site Plan with dimensions – Received on the 10th of September 2025 • Planning Permission Scaled Drawings – Received on the 4th of July 2025 • Green Infrastructure Statement – Received on the 10th of September 2025 • Proposed and Existing Elevations (Drawing No. YF-A3-01) – Dated October 2025 • Heat Pump Specification Information (Titled Ecodan R32 Monobloc Air Source Heat Pump) – Received on the 10th of September 2025

5. Notwithstanding the details contained within the Green Infrastructure Statement (Received 10/09/2025), within three months of the commencement of the development, biodiversity enhancement measures by way of 2 Swift terrace birdboxes of woodcrete/woodstone construction shall be installed in accordance with the manufacturer's instructions (where applicable), and placed on a north/northeast facing elevation. These biodiversity enhancements shall thereafter be retained for the lifetime of the development; any replacements shall be of an equivalent specification
6. Er gwaethaf y manylion sydd wedi'u cynnwys yn y 'Green Infrastructure Statement' (Derbyniwyd 10/09/2025), o fewn tri mis i ddechrau'r datblygiad, rhaid gosod mesurau gwella bioamrywiaeth trwy 2 focs adar teras Swift o adeiladwaith concrit pren/carreg bren yn unol â chyfarwyddiadau'r gwneuthurwr (lle bo'n berthnasol), a'u gosod ar ddrychiad sy'n wynebu'r gogledd/gogledd-ddwyrain. Rhaid cadw'r gwelliannau bioamrywiaeth hyn wedi hynny am oes y datblygiad; rhaid i unrhyw rai newydd fod o fanyleb gyfwerth
7. If the development hereby approved becomes redundant or obsolete, then the air source heat pump and all associated external equipment and fixtures must be removed within six months of the development ceasing to operate
8. Os bydd y datblygiad a gymeradwyir drwy hyn yn dod yn ddiangen neu'n hen ffasiwn, yna rhaid cael gwared ar y pwmp gwres ffynhonnell aer a'r holl offer a gosodiadau allanol cysylltiedig o fewn chwe mis i'r datblygiad roi'r gorau i weithredu
9. To Comply with Section 91 (as amended) of the Town and Country Planning Act 1990.
