Construction of two storey side extension

1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

3. The development hereby permitted shall be carried out in accordance with the following approved plans: • Location Plan (Drawing No. 1) – Dated 19/11/2025 • Existing Floor Plans (Drawing No. 003) – Dated 19/11/2025 • Existing Elevations (Drawing No. 004) – Dated 19/11/2025 • Proposed Floor Plans (Drawing No. 005) – Dated 21/11/2025 • Proposed Elevations (Drawing No. 006) – Dated 23/01/2026 • GREEN INFRASTRUCTURE STATEMENT – Dated 25/11/2025
4. Mae'n rhaid cyflawni'r datblygiad a ganiateir yma yn unol â'r cynlluniau a gymeradwywyd isod: • Location Plan (Drawing No. 1) – Dyddiedig 19/11/2025 • Existing Floor Plans (Drawing No. 003) – Dyddiedig 19/11/2025 • Existing Elevations (Drawing No. 004) – Dyddiedig 19/11/2025 • Proposed Floor Plans (Drawing No. 005) – Dyddiedig 21/11/2025 • Proposed Elevations (Drawing No. 006) – Dyddiedig 23/01/2026 • GREEN INFRASTRUCTURE STATEMENT – Dyddiedig 25/11/2025
5. The biodiversity enhancement measures contained in the Green Infrastructure Statement (Dated 25/11/2025) and shown on the Proposed Elevations (Dated 23/01/2026) shall be implemented within 3 months following the substantial completion of the development hereby permitted and retained thereafter
6. Rhaid gweithredu'r mesurau gwella bioamrywiaeth sydd wedi'u cynnwys yn y 'Green Infrastructure Statement' (Dyddiedig 25/11/2025) ac a ddangosir yn y 'Proposed Elevations' (Dyddiedig 23/01/2026) o fewn 3 mis yn dilyn cwblhau sylweddol y datblygiad a ganiateir drwy hyn a'u cadw wedi hynny
7. The development hereby approved shall not commence until a photographic survey of all affected buildings has been undertaken in accordance with the Heneb Requirements for General Photographic Surveys of Buildings, and the survey submitted to and approved in writing by the Local Planning Authority
8. Ni fydd y datblygiad a gymeradwyir drwy hyn yn dechrau nes bod arolwg ffotograffig o'r holl adeiladau yr effeithir arnynt wedi'i gynnal yn unol â Gofynion Heneb ar gyfer Arolygon Ffotograffig Cyffredinol o Adeiladau, a bod yr arolwg wedi'i gyflwyno i'r Awdurdod Cynllunio Lleol a'i gymeradwyo'n ysgrifenedig ganddo
9. The roof of the (extension shall be covered in natural Welsh mineral slate or slates of the equivalent colour, texture and weathering characteristics as the slates on the main roof of the dwelling house and maintained thereafter

11. No development shall commence until full details of the proposed glazing, including specifications, materials, finish and sections, have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in full accordance with the approved details and retained as such thereafter

Ni fydd unrhyw ddatblygiad yn dechrau nes bod manylion llawn y gwydro arfaethedig, gan gynnwys manylebau, deunyddiau, gorffeniad ac adrannau, wedi'u cyflwyno i'r Awdurdod Cynllunio Lleol a'u cymeradwyo'n ysgrifenedig ganddo. 13. The external walls of the extension shall be constructed throughout of local natural stone to match those of the existing/adjoining building

15. To avoid disturbance of bats, no work affecting the roof shall be carried out between the end of March and the beginning of November

17. No external lighting shall be installed on the building hereby approved
