- The development hereby permitted shall be carried out in accordance with the following approved plans: • Cynllun Safle & Cynllun Llawr Location Plans 4033 Cae Hoci – Godre’r Berwyn, Y Bala – Dated the 22nd of August 2025 • Location Plan (Blue Line Area) – Dated the 22nd of August 2025 • Site Plan and Elevations (4033 Godrer Berwyn-Hoci-Cynllunio) - dated the 22nd of August 2025 • Green Infrastructure Statement – received the 28th of August 2025 • Green Infrastructure Site Plan (Cynllun Llawr RhG) – Received the 7th of November 2025

- Within three months of the commencement of the development, the biodiversity enhancements specified in the Green Infrastructure Statement (received 28.08.25) hereby approved shall be installed in full. These biodiversity enhancements shall thereafter be retained for the lifetime of the development, any replacements shall be of an equivalent specification.

- Advisory Notes To safeguard potential animals that could be moving through the site the following RAMs relating to terrestrial mammals will be implemented where applicable. The creation of sloping escape ramps (mammal ladders) for badgers, hedgehogs (and other mammals potentially may be pass through the site), which may be achieved by edge - profiling of trenches/excavations or by using planks placed into them at the end of each working day where applicable. Works should be carried out in accordance with GPP6 to ensure the development is undertaken in accordance with national planning guidance.
