Planning conditions
- The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

- 2. The works hereby permitted shall be carried out in strict conformity with the details shown on the approved plans, and contained in the form of application and in any other documents accompanying such application as listed below, unless specified otherwise in any conditions of this listed building consent: Lleoliad / Location L-01 Planning Drawing PL-01A Feb 24 Planning Drawing PL-02 Bryn Awel Averdyfi 23-20-SK1 Heritage Impact Assessment Replacement of External Bridge to rear of Brynawel, Aberdyfi Rev C (received 19.06.24).
- Before the commencement of the works hereby approved, details of all the joinery shall be submitted by way of a formal application and approved in writing by the Local Planning Authority. The details to be submitted shall include full specifications at 1:20 scale of each joinery item which shall also be indexed relative to the plans hereby approved. The development shall be carried out in accordance with the details as may be approved in writing under this condition.
- Before the commencement of the works hereby approved, details of the proposed decorative finishes and colour scheme shall be submitted by way of a formal application and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the details as may be approved in writing under this condition.

- Cyn dechrau ar y gwaith a ganiateir drwy hyn, rhaid cyflwyno manylion yr holl waith saer trwy gais ffurfiol a'i gymeradwyo'n ysgrifenedig gan yr Awdurdod Cynllunio Lleol. Bydd y manylion sydd i'w cyflwyno yn cynnwys manylion llawn ar raddfa 1:20 ar gyfer pob eitem o waith saer a fydd hefyd yn cael ei fynegeio mewn perthynas â'r cynlluniau a gymeradwyir yma.
