  1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

  3. The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan 24/34 Rev.C Survey S-01D Plans PL-01G Block, Elevation Plans PL-02F Drainage Strategy Rev B (Received 04/12/2025) Green Infrastructure Statement (Received 20/11/2025)

  5. Before the first use of the development hereby approved, the biodiversity enhancements in the Green Infrastructure Statement (Received 20/11/2025) shall be installed in the positions shown on the plans hereby approved. The biodiversity enhancements shall thereafter be maintained in accordance with the manufacturer’s instructions and retained for the lifetime of the development; any replacements shall be of equivalent specification
  6.   7. No surface water from any increase in the roof area or impermeable surfaces within the development shall be allowed to drain directly or indirectly to the public sewerage system

  11. The construction of the development (including ground works/clearance and demolitions) shall not take place outside the hours of 08.00 to 18.00 Mondays to Fridays and 08.00 to 13.00 on Saturdays and at no time on Sundays or Public Holidays

All retaining walls, hereby approved, shall be faced/clad with blue-grey local natural slate walling stone from the Blaenau Ffestiniog area, or a slate walling stone with equivalent colour, texture and weathering characteristics, details of which shall be approved in writing by the Local Planning Authority through a formal application. The natural stonework in the development hereby approved shall be laid and coursed to match the existing retaining walls present on the application site, outlined in red on the plans hereby approved
  14.
