- Prior to the occupation of the development hereby approved, the invasive species identified in Figure 11 of the Preliminary Ecological Assessment Report (25.07.25) (v2), Cambrian Ecology Ltd. (PEA) shall be eradicated in accordance with the PEA.

- All planting comprised in the approved landscaping details shown on drawing ‘WAL_24_032_04 Rev D’ shall be carried out in the first planting and seeding seasons following the occupation of the development or the completion of the development, whichever is sooner; and any trees or plants which within the period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species

- The installation of all external lighting in connection with the development hereby approved shall be carried out strictly in accordance with drawing ‘Exterior Lighting Design (12.05.25) Miller Goodall (Approved Specification)’, and the Approved Specification shall be retained for the lifetime of the development hereby approved

- The car parking and turning areas hereby approved shall be laid out in accordance with the approved plans before their use, and they shall not thereafter be used for any other purpose

- 8) The construction of the stone wall(s) in the development hereby approved shall not commence until the following details have been submitted to and approved in writing by the Local Planning Authority: - Height of the stone wall(s). - Source of the local natural stone to be used in the construction of the stone wall or natural stones with equivalent colour, texture and weathering characteristics. - Full details of how the stonework will be laid, coursed and pointed. The approved details shall then be implemented in full and shall be retained for the lifetime of the development.
