- No vegetation clearance shall take place at the site between the 1st of March and the 31st of August inclusive in any calendar year. Where this is not possible, the site must be checked by a suitably qualified ecologist for nesting birds. If signs of active nests are discovered, all works must be postponed until the last chick has fledged.

- Prior to the commencement of works, the impacted areas of the stone perimeter wall at the site shall be assessed and the results submitted to the Local Planning Authority for approval. If any suitable habitat is identified in the assessment of the stone wall, all works shall be supervised by the site ecologist who will ensure a relevant Toolbox Talk is delivered to contractors, conditions are suitable to continue with works, and an appropriate method statement is implemented.

- No tree removal shall take place at the site without the prior submission of a ground-based ecological assessment of the trees confirming the potential of both nesting birds and roosting bats. A 3:1 compensation ratio for the trees shall also be required, the full details of which shall be submitted to the Local Planning Authority for approval by means of a formal application. The works to remove the trees shall be carried out in strict accordance with the approved details.

A site plan clearly showing the location, quantity, and specifications of the enhancements shall be submitted to the Local Planning Authority for approval within 3 months of the substantial completion of the hereby approved development.

- Advisory Notes – RAM - 1 The applicant/developer shall at all times during the construction phase of the agricultural building hereby approved adhere to the following ecological Reasonable Avoidance Measures (RAM’s): • The creation of sloping escape ramps (mammal ladders) for badgers, hedgehogs (and other mammals potentially using the site), which may be achieved by edge profiling of trenches/excavations or by using planks placed into them at the end of each working day. • Best Practice (NetRegs GP6) shall be followed and can be found via the following link: www.netregs.org.uk/environmental-topics/guidance-for-pollution-prevention-gpp-documents/gpp-6-working-on-construction-and-demolition-sites/ CADW – The applicants should be aware that it is their responsibility to inform all contractors about the nature and extent of the scheduled area, Capel Gwydir Uchaf, and the restrictions which scheduling imposes. If any ground works, service trenches, works compounds, temporary storage etc. are planned to take place within or on the boundary of the scheduled area, then the application should contact Cadw to ascertain whether scheduled monument consent will be required. NRW – If a private drainage solution is to be progressed, the Applicant will need to apply for an Environmental Permit/exemption from us. It is important to note that a grant of planning permission does not guarantee that a permit/exemption will be granted, should a proposal be deemed to be unacceptable (because of environmental risk). The Applicant is therefore advised to hold pre-application discussions with our Permitting Team on 0300 065 3000, at the earliest opportunity, to try to ensure that there is no conflict between any planning permission granted and the permit/exemption requirements. D"{r Cymru / Welsh Water– The applicant is also advised that some public sewers and lateral drains may not be recorded on our maps of public sewers because they were originally privately owned and were transferred into public ownership by nature of the Water Industry (Schemes for Adoption of Private Sewers) Regulations 2011. The presence of such assets may affect the proposal. In order to assist us in dealing with the proposal the applicant may contact D"{r Cymru/Welsh Water. Under the Water Industry Act 1991 D"{r Cymru/Welsh Water has rights of access to its apparatus at all times.
