- The existing slate shall be retained and re-used wherever possible. Prior to the installation of any replacement slates, which shall be natural Welsh slate of an equivalent colour, texture, size, and weathering characteristics as the existing, a sample of the slates shall be submitted to and agreed in writing by the Local Planning Authority by means of a formal application. The works shall be carried out only in accordance with the agreed materials and retained thereafter.

- EPS - 1 Warning: A European Protected Species (EPS) Licence is required for this development. This planning permission does not provide consent to undertake works that require an EPS licence. It is an offence to deliberately capture, kill or disturb EPS or to recklessly damage or destroy their breeding sites or resting places. If found guilty of any offences, you could be sent to prison for up to 6 months and/or receive an unlimited fine. To undertake the works within the law, you can obtain further information on the need for a licence from Natural Resources Wales on 0300 065 3000 or at: www.naturalresources.wales/permits-and-permissions/species-licensing/apply-for-a-protected-species-licence/?lang=en When submitting any EPS licence application the applicant should include: • Defining the internal areas of the building where bats will have long-term sole usage. It appears from the report that the bats will continue to have unrestricted access into the building following the reroofing, which is acceptable. However, defining a bat roosting area would be beneficial, especially, if the usage of the building is likely to change in the future. This is also applicable to any bird nesting areas within the building. • A lighting plan: This will need to be submitted if there is an intention to add lighting to this building.
