1. The development hereby permitted shall be commenced before the expiration of FIVE years from the date of this decision.

5. The ‘Recommendations’ for the site contained in Section 7 of ‘Johnston, A. 2025. Protected Species Survey Report for Pen y Bont Outbuilding, Ysbyty Ifan, Conwy, LL24 0RA – undertaken by A L Johnston Ecology – report date 15th July 2025 – update report date 10th October 2025’ shall be followed and implemented in full as per the report

7. No works shall take place between the 1st of February and the 31st of August inclusive in any calendar year. Where this is not possible, the site must be checked by a suitably qualified ecologist for nesting birds. If signs of active nests are discovered, all works must be postponed until the last chick has fledged
