1. 3. The two vehicular entrances shall be closed and the access track, log loading area, hardstanding and culverts removed from the land, and the land restored to its pre-development form to the satisfaction of the Planning Authority, on or before 31 December 2026; unless by that time an extension of the period has been approved by the Local Planning Authority
4. 5. The applicant shall plant mixed broadleaf trees at a ratio of 1600 trees per hectare in the area illustrated on Drawings Nos. ‘CBYC Rev1 (Coed Blaen y Coed – Re-planting Area)’ and ‘CBYC Rev3 (Post-restoration Tree Planting Area for Temporary Access)’ within the same planting season as the site restoration date (31 December 2026) and any trees which within the period of 5 years from this date die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species
6. Bydd yr ymgeisydd yn plannu coed llydanddail cymysg ar gymhareb o 1600 o goed yr hectar yn yr ardal a ddangosir ar Gynlluniau Rhif Drawings Nos. ‘CBYC Rev1 (Coed Blaen y Coed – Re-planting Area)’ a ‘CBYC Rev3 (Post-restoration Tree Planting Area for Temporary Access)’ o fewn yr un tymor plannu â dyddiad adfer y safle (31 Rhagfyr 2026) a bydd unrhyw goed a fydd o fewn y cyfnod o 5 mlynedd o’r dyddiad hwn yn marw, yn cael eu tynnu neu’n cael eu difrodi’n ddifrifol neu’n heintus yn cael eu disodli yn y tymor plannu nesaf gydag eraill o faint a rhywogaeth debyg
7. The applicant shall install 10no. Schwegler bird boxes of various designs and 2no. Schwegler 2F bat boxes in the locations illustrated on Drawing No. ‘CBYC – Rev2 (Location of Bird and Bat Boxes)’ on or before 31 December 2026. Unless otherwise agreed in writing by the Local Planning Authority, the bird and bat boxes shall be retained thereafter, or if necessary, replaced like-for-like

9. The access shall retain clear visibility from a point 1.05 metres above ground level at the centre of the access and 2.4 metres distant from the edge of the adjoining carriageway, to points 0.6 metres above ground level at the edge of the adjoining carriageway and 90 metres distant in each direction measured from the centre of the access along the edge of the adjoining carriageway. Nothing shall be planted, erected or allowed to grow on the areas of land so formed that would obstruct the visibility and the visibility shall be maintained free from obstruction for as long as the development hereby permitted remains in existence
10. 11. The centreline of any new or relocated hedge should be positioned not less than 1.0 metre to the rear of the visibility splay and retained in this position as long as the development remains in existence

13. In the area of the access used by vehicles a bound material for a distance of 10 metres from the edge of the adjoining carriageway must be retained for as long as the development remains in existence. Any use of alternative materials is to be agreed in writing by the Local Planning Authority

15. The gradient of the access shall not to exceed 1 in 20 for the first 10 metres measured from edge of the adjoining carriageway along the centre line of the access for as long as the development remains in existence
