  5. The dwellinghouse hereby approved shall not be occupied other than in strict accordance with the Town and Country Planning (Use Classes) (Amendment) (Wales) Order 2022, Use Class C3: Dwellinghouse, i.e., as sole or main residence for more than 183 days in a calendar year and for no other purpose within Use Class C
  6. The roof of the dwellinghouse /bungalow / building/extension shall be covered with blue-grey slates from the Blaenau Ffestiniog area, or slates with equivalent colour, texture and weathering characteristics details of which shall be provided and approved in writing by the Local Planning Authority. (Retained thereafter)

  8. Prior to any stonework commencing on the site, a trial stonework panel including pointing not less than 2.00 m² shall be constructed. No building operations in stone shall be carried out on the site unless and until the trial panel has been inspected and approved by means of a formal application to the Local Planning Authority. The stonework of the dwellinghouse/ building / extension shall be built in accordance with the approved sample.

  10. Nothwithstanding the provisions of Section 55 (2)(d) of the Town and Country Planning Act 1990, no caravan shall be positioned within the curtilage of the dwellinghouse hereby approved without the express grant of permission by the local planning authority.

  12. All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is sooner; and any trees or plants which within the period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
  13.   14. The applicant/developer shall ensure that the mitigation recommended in the bat survey report (name of consultant and date of report) are followed and implemented in full.

Systemau Draenio Cynaliadwy DEDDF RHEOLI LLIFOGYDD A D"[R (RhDD) 2010 RHEOLIADAU DRAENIO CYNALIADWY (GWEITHDREFN CYMERADWYO A MABWYSIADU) (CYMRU) 2018 Mae systemau draenio cynaliadwy yn ofyniad gorfodol ar ddatblygiad newydd lle mae'r ardal adeiladu yn 100 metr sgwâr neu fwy. Ystyrir bod y datblygiad hwn yn fwy na'r trothwy a nodwyd uchod ac efallai y bydd angen caniatâd Systemau Draenio Cynaliadwy ( SuDS ) gan y Corff Cymeradwyo Systemau Draenio Cynaliadwy (SAB) perthnasol. O ganlyniad, cynghorir chi i gysylltu â'r Corff Cymeradwyo Systemau Draenio Cynaliadwy (SAB) perthnasol yng Nghyngor Conwy i gael cyngor ac arweiniad ar y mater hwn. NODER: Os oes angen caniatâd SUDS bydd angen cymeradwyaeth y SAB cyn dechrau unrhyw waith ar y safle. 2. Byddem yn argymell bod yr ymgeisydd yn cysylltu ag adran Rheoli Adeiladu berthnasol yr Awdurdod Lleol i drafod eu gofynion effeithlonrwydd d"{r.
  26. Advisory Notes: 1. Sustainable Drainage Systems FLOOD AND WATER MANAGEMENT ACT (FWMA) 2010 THE SUSTAINABLE DRAINAGE (APPROVAL AND ADOPTION PROCEDURE) (WALES) REGULATIONS 2018 Sustainable drainage systems are a mandatory requirement on new development where the construction area is 100sqm or more. It is considered that this development exceeds the above identified threshold and may require Sustainable Drainage Systems (SuDS) consent from the relevant Sustainable Drainage Systems Approval Body (SAB). Consequently, you are advised to contact the relevant Sustainable Drainage Systems Approval Body (SAB) at Conwy Council for advice and guidance on this matter. PLEASE NOTE: If SUDS consent is required this will need approval from the SAB prior to the commencement of any works on site. 2. The applicant may need to apply to Dwr Cymru / Welsh Water for any connection to the public sewer under S106 of the Water industry Act 1991. If the connection to the public sewer network is either via a lateral drain (i.e. a drain which extends beyond the connecting property boundary) or via a new sewer (i.e. serves more than one property), it is now a mandatory requirement to first enter into a Section 104 Adoption Agreement (Water Industry Act 1991). The design of the sewers and lateral drains must also conform to the Welsh Ministers Standards for Gravity Foul Sewers and Lateral Drains, and conform with the publication "Sewers for Adoption"- 7th Edition. Further information can be obtained via the Developer Services pages of www.dwrcymru.com. 3. The applicant is also advised that some public sewers and lateral drains may not be recorded on our maps of public sewers because they were originally privately owned and were transferred into public ownership by nature of the Water Industry (Schemes for Adoption of Private Sewers) Regulations 2011. The presence of such assets may affect the proposal. In order to assist us in dealing with the proposal the applicant may contact Dwr Cymru Welsh Water to establish the location and status of the apparatus. Under the Water Industry Act 1991 Dwr Cymru Welsh Water has rights of access to its apparatus at all times. 4. In accordance with Planning Policy Wales (Edition 12) and Technical Advice Note 12 (Design), the applicant is advised to take a sustainable approach in considering water supply in new development proposals, including utilising approaches that improve water efficiency and reduce water consumption. We would recommend that the applicant liaises with the relevant Local Authority Building Control department to discuss their water efficiency requirements.
